Frequently asked questions
Direct answers about buying and selling property in Catalonia.
What is the OMNIVAL™ Method?
It is the method I use to value homes in Girona and the Costa Brava. It always combines four things: the published asking price (what comparable homes are listed for), what homes have actually sold for (the real prices of sales signed before a notary, from the Notaries' Statistical Portal, Portal Estadístico del Notariado), a detailed analysis of your home and our network of experts. The result: the most complete valuation of your home, with a value range and a pricing strategy to sell at the best price, efficiently and professionally. No guesswork.
Is an OMNIVAL™ valuation an official appraisal?
No. It is an indicative market valuation prepared by a real estate agent. It is not an official certified appraisal (Orden ECO/805/2003) and does not replace the one that lenders may require.
How do I receive the valuation of my home?
By video call, on the day and at the time you prefer, or first in writing if you prefer. Nobody needs to come into your home to get started. The valuation is always presented by video call or after prior contact, to prevent misuse of the tool by third parties.
How much does it cost to buy a resale home in Catalonia?
On top of the price, in Catalonia you pay the transfer tax (ITP, Impuesto de Transmisiones Patrimoniales): 10% up to €600,000, 11% from €600,000 to €900,000, 12% from €900,000 to €1,500,000 and 13% above, applied in bands. Notary, land registry and gestoría fees come on top. You can work it out with the buying costs calculator on this site.
Do you value luxury or high-end homes?
Yes. If you indicate luxury finishes or designer architecture, the form asks for specific details (materials, home automation, services, building work and location) and the home is valued with criteria of its own segment, not just by square metres.
What taxes do you pay when buying a new build in Catalonia?
When you buy from a developer you pay VAT (10% as a general rule for housing) and AJD stamp duty (Impuesto de Actos Jurídicos Documentados), which in Catalonia is 1.5%. You do not pay ITP.
Who can pay the reduced 5% ITP in Catalonia?
Anyone buying their main home who fits one of these profiles: aged 35 or under, a large family, a single-parent family, a disability of 65% or more, or a victim of gender-based violence, with a taxable base of up to €36,000 in their latest income tax return (plus €14,000 for each additional child in large and single-parent families). You must move in within 12 months and keep it as your main residence for three years.
Which documents do I need to sell my home in Catalonia?
Usually: title deed (escritura), land registry extract (nota simple), energy performance certificate, habitability certificate (cédula de habitabilidad), latest IBI bill and a certificate from the homeowners' association that you are up to date with payments. Your adviser will confirm which ones apply to your case.
How much mortgage can I get?
Each bank decides. As a common reference, your total debt payments should not exceed around 35% of your net income, and financing usually goes up to 80% of the value for a main home. The “How much can I afford?” calculator gives you an indicative figure.
Which areas do you work in?
In Girona and the Costa Brava.
Do you work with international buyers?
Yes, I work in Spanish and English, including with buyers and investors who do not live in Spain.
How do I request a valuation of my home?
Go to the “What is your home worth?” page and answer the step-by-step form (about 5 minutes); you can add up to 10 photos. At the end you choose how to continue: book your video call in the calendar or send me a WhatsApp message with your reference.
