The valuation that crosses what is asked with what is actually paid.

  1. 📣 Real asking prices

I analyse the published listings of comparable properties in your area: what is being asked for them today.

  2. 🏛️ Notarised prices

I cross-check those asking prices against the real prices of sales signed before a notary, according to the Notaries' Statistical Portal (aggregated, anonymous data by area).

  3. 🔎 Your property in detail

I adjust the value with the details of your property: orientation, views, noise, access, the condition of each element, tourist licence, pool, utilities, documents and, if you wish, up to 10 photos to choose the most similar comparables.

  4. 🧠 Expert network

I run everything through artificial intelligence to spot patterns and cross-check it with our network of experts. The result: the most complete valuation of your home, with a value range and a pricing strategy to sell at the best price, efficiently and professionally. No guesswork.

Frequently asked questions

What is the OMNIVAL™ Method?

It is the method I use to value homes in Girona and the Costa Brava. It always combines four things: the published asking price (what comparable homes are listed for), what homes have actually sold for (the real prices of sales signed before a notary, from the Notaries' Statistical Portal, Portal Estadístico del Notariado), a detailed analysis of your home and our network of experts. The result: the most complete valuation of your home, with a value range and a pricing strategy to sell at the best price, efficiently and professionally. No guesswork.

How much does it cost to buy a resale home in Catalonia?

On top of the price, in Catalonia you pay the transfer tax (ITP, Impuesto de Transmisiones Patrimoniales): 10% up to €600,000, 11% from €600,000 to €900,000, 12% from €900,000 to €1,500,000 and 13% above, applied in bands. Notary, land registry and gestoría fees come on top. You can work it out with the buying costs calculator on this site.

What taxes do you pay when buying a new build in Catalonia?

When you buy from a developer you pay VAT (10% as a general rule for housing) and AJD stamp duty (Impuesto de Actos Jurídicos Documentados), which in Catalonia is 1.5%. You do not pay ITP.

Which documents do I need to sell my home in Catalonia?

Usually: title deed (escritura), land registry extract (nota simple), energy performance certificate, habitability certificate (cédula de habitabilidad), latest IBI bill and a certificate from the homeowners' association that you are up to date with payments. Your adviser will confirm which ones apply to your case.

How much mortgage can I get?

Each bank decides. As a common reference, your total debt payments should not exceed around 35% of your net income, and financing usually goes up to 80% of the value for a main home. The “How much can I afford?” calculator gives you an indicative figure.

How do I request a valuation of my home?

Go to the “What is your home worth?” page and answer the step-by-step form (about 5 minutes); you can add up to 10 photos. At the end you choose how to continue: book your video call in the calendar or send me a WhatsApp message with your reference.
