Documents You Need to Sell Your Home in Catalonia
Having your paperwork ready before you put your home on the market speeds up the sale and gives buyers confidence. This is the usual list in Catalonia.
Documents you usually need
- Title deed (escritura). It proves you are the owner.
- Land registry extract (nota simple). It shows the current owner and any charges, such as a mortgage.
- Energy performance certificate. It is mandatory to sell or rent the property, and it is valid for 10 years (5 if rated G).
- Habitability certificate (cédula de habitabilidad). In Catalonia this is the document showing that the home meets the conditions to be lived in, and it is needed to transfer it. A second-occupancy cédula is valid for 15 years.
- Latest IBI bill. IBI is the annual municipal property tax.
- Certificate that you are up to date with the homeowners' association (comunidad de propietarios), if the home is in a building with one.
- Mortgage details, if you have one, so you know what debt has to be cancelled when you sell.
Documents that depend on your case
Depending on your situation (an inheritance, a divorce, a home with annexes, recent building work), other documents may be needed. We go through your case so that nothing is left for the last minute.
