Mortgage Payment in Spain: How Much Can You Borrow?

Written by · Published · 2 min read

In briefA mortgage payment depends on the loan amount, the interest rate and the term. As a common rule of thumb, your total debt payments should stay under about 35% of your monthly net income.

Before you start viewing homes, it pays to know what monthly payment you can afford. That way you search with a realistic budget and avoid falling for properties that don't fit.

What the payment depends on

The monthly payment on a fixed-rate mortgage depends on three things:

  • Loan amount: the price of the home minus the deposit you put in.
  • Interest rate: the one in the bank's offer.
  • Term: the longer the term, the lower the monthly payment, but the more interest you pay overall.

A rule of thumb: 35%

A common reference is that all your debt payments together (mortgage, loans, credit cards) should not exceed about 35% of your net monthly income. It is not a rule: each bank looks at your case, your income and how stable your job is.

The deposit and the costs

On top of the amount the bank lends, you need savings for the deposit and for the costs of the purchase. For a main home, financing usually goes up to 80% of the value, so plan on the remaining 20% plus taxes and fees. I go through them in the article on the costs of buying in Catalonia.

The 35% of income and 80% financing figures are common market and lender references, not a rule published by the Government or the Generalitat: your bank's offer decides. The taxes and costs of buying are in the linked article, with their official sources.

Accuracy and risk. This information is indicative and was checked against the official sources above on 1 November 2026. Rules and rates change, in Catalonia often by decree-law: always check the current version at the source before deciding. It is not tax or legal advice, and your own case may differ. Market figures (fees, prices, usual timelines) are the author's or industry estimates, not official data, and the rules of other countries mentioned have not been verified.
