Frequently asked questions
How much mortgage can I get?
Each bank decides. As a common reference, your total debt payments should not exceed around 35% of your net income, and financing usually goes up to 80% of the value for a main home. The “How much can I afford?” calculator gives you an indicative figure.
Do you work with international buyers?
Yes. Personal service is in Spanish and English, including with buyers and investors who do not live in Spain. The website, the forms and the written valuations are also available in German.
What is OMNIPRO™ and who is it for?
It is the service for professional investors. You fill in a dedicated form (type of investment: rentals, renovate-and-sell, occupied homes, auctions or bank assets; financing; timing; sale or rental strategy; and how you want to collaborate) and I prepare a private portal with opportunities valued with the OMNIVAL™ logic and a return calculator for cash or mortgage. You provide the capital and decide; I search, negotiate, buy, and sell or rent, with your works team or mine.
Where do the OMNIPRO™ opportunities come from and how often are they updated?
Every week I read the listings on SAFTI, Idealista, Fotocasa, Habitaclia, Pisos.com, Yaencontre and Milanuncios, the portfolios of banks and servicers, the Spanish official auction portal (BOE), occupied homes and private deals. I merge them without duplicates, value them with limited data (the reliability is shown on each one) and email you in a single thread with the news for your portal.
Do you manage investors' money?
No. I do not receive, hold or pool investors' capital. Any collaboration is formalised in writing, deal by deal or in the structure we agree, with independent legal and tax advice. If we move towards a deal, you may be asked for identification and the source of funds under anti-money-laundering rules. Values and returns are indicative estimates, not a promise of results.
Are my private OMNIVAL™, OMNIBUY™ and OMNIPRO™ pages public?
No. They are unindexed pages: they do not appear in search engines, are not linked from the website and only open with their own address. They do not contain your phone number or email. I share the link with you; share it only with people you choose, because anyone with the link can see the page.
Which free calculators do you offer?
Four: mortgage payment (with CaixaBank rates), buying costs in Catalonia (ITP in brackets, VAT and AJD), rental yield (gross and net) and how much I can afford (based on income, savings, age and residency profile). They calculate in your browser: the values you enter are not sent to any server. They are indicative; the tax parameters show their verification date.
In which languages is the website available and in which do you serve clients?
The website, the forms, the calculators, the blog and the private pages are in Spanish, English and German. Personal service is in Spanish and English.
